New construction appears to be declining throughout the Dallas/Fort Worth area. The pipeline for new commercial construction is slowing down, according to reports. The number of new home building permits has also been decreasing in numerous Metroplex cities and towns.

The good news is that most cities in the DFW area do not place many restrictions on new construction. The location of the Metroplex also gives it room to grow. Other major Texas cities present construction limits based on history, law, or geography:

  • San Antonio places strict limits on building in areas deemed historic. Expansion to the north of town is limited because of the Edwards Aquifer, which provides the city with nearly all its water.

  • Houston has no zoning laws, but rather a complicated mix of building codes and deed restrictions. Much like the Metroplex, the city has grown to the point that the urban area rivals the smallest U.S. states in size. Houston and its surrounding communities cannot expand any further south, however, because of the Gulf of Mexico. The Metroplex has no such barriers.

Zoning laws are fairly straightforward in the Metroplex. The main challenge is that there are so many different sets of laws. The Metroplex consists of eleven counties. Fifteen cities have a population of at least 100,000 people. Another fifty-five cities have populations between 10,000 and 99,999 people.

Dallas and Fort Worth have fairly similar zoning laws:

Dallas Zoning Laws

  • Single-family residential

    • Zones allow lot sizes ranging from 5,000 square feet to 3 acres

  • Multifamily residential

    • Zones include “duplex/townhouse” and “clustered housing/multifamily” designations

  • Commercial

    • Zones are divided into “office,” “retail,” “commercial/industrial,” “mixed use,” and “multiple commercial” categories

Fort Worth Zoning Laws

  • Single-family residential

    • Zones allow lot sizes ranging from 5,000 square feet to 2.5 acres

  • Multifamily residential

    • Zones include “low,” “medium,” and “high” density based on the number of units per acre, as well as an “urban residential” zone for mixed-used developments

  • Commercial

    • Zones include “low,” “medium,” and “high” intensity, with variations based on factors like business activities and building height

North Fort Worth

Both commercial and residential new construction opportunities are ripe in the northern part of Fort Worth, Texas.

Fort Worth is the smaller part of DFW, and its reputation is not nearly as glitzy. If Dallas is known for opulence and excess, Fort Worth’s reputation centers on hard work.
